How Property Management Companies Evict Tenants

Evictions can be messy situations that cause immense stress for landlords.  When real estate owners do not want to deal with the eviction process themselves, they often turn to property management companies. Notify Tenants
Before an eviction can begin, the property manager must first notify the tenant that the lease will be terminated and that they will be going to court for an eviction.  A certain amount of time must be given to the tenant, allowing them to comply with notices before appearing in court.  If the eviction is for a tenant who has failed to pay rent, it is important to give the tenant a Pay Rent or Quit notice, give an Unconditional Quit notice, and file the proper forms in the courthouse and pay a fee.  For lease violations, the tenant should receive a Cure or Quit notice.

Reminder Letter
If the tenant is usually on time with rent payments, the property management company may send a reminder notice.  The reminder notice should state that the rent is past due and that they have a certain amount of time to pay the past rent before starting the eviction process.  The sending of reminder letters varies amongst property management companies.  Miami property managers will also let property owners know when an eviction will be occurring.

Considerations
The amount of time a tenant has before they are forced to leave the premises will depend on several factors.  Tenants with a month-to-month lease can be asked to leave after they have received a 30-day Notice to Quit.  Your property management company is experienced in the eviction process and will take care of the process from start to finish.
